St James Court, Bristol

 

St James Court is a purpose built grade A office building right in the heart of Bristol City centre.

Sowga were appointed to complete the replacement of the Chiller, upgrade the BMS system, refurbish AHU plant and replace FCU fan decks.

Main Considerations:
  • Due to local highway restrictions and building occupancy levels we needed to complete the decommissioning and crane lifting (off and on) of both chillers over one weekend.

    The fan coil units works were taking place in occupied areas so a collaborative working approach was actioned with the buildings tenants and a detailed method statement produced to identify the phasing of these works.

    The objective was to minimise disruption to the buildings occupants allowing for 'business as usual'.

Key phases included:
  • We supplied and installed new air cooled chillers, complete with integral sequencer control panel and integral duty/standby circulating pumps.
  • The chilled water pipe work was modified to allow for the reconnection to the new chillers and new thermal insulation installed as required.
  • The existing pipe work was flushed and chemically cleaned.
  • Isolation and commissioning valves were replaced with new.
  • We installed an acoustic louvre package to meet the requirements of the acoustic report.
  • We refurbished the AHU plant including new supply fan & motor, frost coil, LTHW coil, cooling coil, damper linkages, filters, housing and new external condenser unit.
  • We replaced all thermostatic radiator valves throughout the building, approx.165.
  • We supplied and installed a new basement plant control panel.
  • We supplied and installed a new roof plant control panel.
  • We supplied and installed TREND IQECO controllers for each of the fan coil units within the building.
  • All FCU control valves were replaced.
  • All associated BMS networking and field devices were replaced.
  • BMS software and strategy re-written.

TOP LINE RESULTS:

  • Improved tenant wellbeing
  • Improved energy efficiency
  • Increased building performance and control
