114 St Martins Lane, London

 

114 St Martins is an office building located in the West End of London. Situated in the heart of Covent Garden, the property consists of 7 Floors.

The building was originally serviced through a VAV system. The AHU for the VAV system utilised a Chilled Water Condensing unit and a Boiler Plant as a means of providing conditioned air to each of the floors.

Sowga were instructed to replace the existing Chiller condensing unit, Boiler Plant and VAV AHU.

Main Considerations:
  • Replace original heating and cooling systems with Daikin VRF system
  • Install & integrate Daikin iTouch Management system with BMS
  • Replace non-conforming existing assets
Key phases included:
  • Daikin VRF system installed as a means of providing heating and cooling to tenants floors.
  • System was controlled through a Daikin iTouch Manger. The iTouch Manager was interfaced to the Building Management System through a synapsys gateway.
  • New AHU was installed which used a DX coil and the new heating plant as a means of providing tempered Fresh air to the floors
  • Each Floor was split into individual system consisting of an external condenser and between 10-11 FCU's.
  • Each system was metered from the main control panel to allow billing to each individual tenants space.
  • The existing CWS tank was replaced with a reduced capacity tank to increase movement of water.
  • All Non compliant Electrical Distribution Boards were replaced. This amounted to 8 in total.
  • The existing MCCB was replaced to conform to current standards.

TOP LINE RESULTS:

  • Increased asset compliance and conformity
  • Improved tenant wellbeing due to tempered fresh air now being fed to floors
  • Increased building performance & control
