101 Victoria street is a multi-tenanted commercial office building located in the centre of Bristol. The property is home to significant occupiers including St Johns Chambers, HM Revenue & Customs and the National Housing Federation.

Sowga were appointed to complete the replacement of both cold and hot water pipework systems, boilers and associated plant.

Main Considerations:
  • Building was fully occupied so carefully planned phased works on each floor was required
  • Detailed project planning to ensure ZERO downtime of water services to the occupiers
  • Regular communication with key stakeholders, including building occupants
Key phases included:
  • Replacement of mains cold water pipework
  • Replacement of cold water down service pipework
  • Replacement of hot water flow and return pipework
  • Water treatment
  • Replacement of existing atmospheric boilers
  • Replacement of boiler flues
  • Replacement of gas booster units
  • New boiler sequence control system
  • Replacement of LTHW pressurisation units
  • Replacement of primary LTHW pumps
